Office suite sizes range from a few hundred square feet for one or two people up to several thousand square feet for larger office needs. Retail suites start just under a thousand square feet and go up from there.
Most office leases are written as a gross lease which include almost all office space expenses from electricity and cleaning to general maintenance. This is different from a net or modified gross lease that may start with a lower rate but forces the tenant to pay more routine and ancillary costs. The gross lease provides a fixed lease cost, and allows the small business to plan for expenses rather than constantly adjust to variable office space costs. When comparing properties, make sure to compare the full costs of any space.
Retail leases are usually written as modified gross, with air conditioning and electric paid by the tenant.
Of course, rent amount varies depending on many factors, including length of the lease and special requirements.
